Landlord and Resident Repair Responsibilities
Headrow is responsible for anything that goes wrong with the structure of your home, as well as the outside of the building, while you are responsible for the contents in it.
The table below shows in detail who is responsible for what. If you have any questions about any items that you cannot find in this list or in your tenancy agreement, please contact Customer Service Team on either 0113 2504337, 01405 766073 or 0114 2940157 and they will be able to tell you who is responsible for repairing it.

Repairs to the structure and outside of buildings, e.g. roof, walls and floors.
Maintaining gutters, pipes and drains.
Radiators and water heaters.
Upkeep, decoration and lighting
provision in
all communal areas of
our buildings.
Communal areas such as corridors, stairways
and entrances, as well as communally
provided services such
as TV aerial, lighting
provision, lifts
and alarm systems.
Decorating the outside of your home.

Fixtures and fittings, such as curtain rails, fuses, light bulbs, fluorescent tubes and starter switches.
Replacing lost keys or having spare keys cut. (This means if you lose your key and the lock has to be forced, we will charge you for the
damage and a new key.)
Decorating the inside of your home.
Cookers and fridges, unless they have been provided by Headrow.
Anything that belongs to you.
Repairing any damage caused by you, anyone living with you or anyone visiting you.
The replacement of glass.
Unblocking sink, bath and shower wastes.
Minor plaster repairs.
Minor pest infestation (Headrow can arrange a contractor to carry out the works, but would recharge you for the full cost).

Reporting repairs that are our responsibility. (We can’t repair it unless you
tell us something
is wrong.)
Please note, if you are elderly or
infirm, relatives or friends can
report repairs on your behalf.
